S.M.A. Commercial Real Estate was founded by Steven M. Annis, President in 2004.![]() The company provides commercial real estate services to its
clients. This includes assisting developers seeking land, working
with landlords to sell or lease its property and representing tenants
seeking property to purchase or lease. Steven has been in the commercial real estate business since 1985 that started in New York City until relocating to Colorado in 1994. In NYC he worked with American Express Travel Related Services, Hallmark Card Corp., National Bank of Kuwait and Maxwell Communications. ![]() The company’s first client was T-Mobile, USA as a real estate consultant. The company was responsible for leasing stores in Colorado, Texas, Illinois and Missouri. This was unique because it was not standard in-line space. The company was responsible for locating small pad sites and areas on shopping center parking lots to construct a freestanding 500 square foot retail store. Over a two year period the company was responsible for successfully negotiating over 40 leases. Of all these stores that T-Mobile opened around the country Mr. Annis was responsible for over 35%. In 2006 Steven represented the developer in the purchase of the former Gates Rubber Factory in Denver, CO. The first phase of this estimated one billion dollar re-development is the 25 acres along Santa Fe Drive (Hwy 85) just south of I-25. This will be a mixed use property including a transit hub for that will connect the southeast and southwest suburbs to downtown Denver via light rail. It is anticipated that approximately 1,200 residences and over 500,000 square feet of retail space will be built in the first phase. The second phase of the project will be the eastern portion of the site that fronts along Broadway between I-25 and Mississippi Ave. This redevelopment has been a long time coming; city officials, business leaders and residents of Denver have been very supportive of the project.
![]() During his tenure with Colorado & Santa Fe Real Estate Company he was the #1 retail broker in the Denver metro area per the Denver Business Journal several times. He was responsible for leasing over 400,000 square feet per year. In addition to his leasing responsibilities for over 1.5 million square feet of shopping centers he oversaw a 5 person leasing department. ![]() As a broker in Boulder, CO Steven successfully relocated the Boulder College of Massage Therapy (29,000 SF). This was a big deal in Boulder because a number of brokers tried to relocate the school over many years and Mr. Annis was successful. Also while in Boulder he was the in-house leasing agent for Tebo Development Company and was responsible for the leasing of a portfolio that included over 500,000 square feet of retail, office and industrial properties. ![]() ![]() In 2006 Steven along with a partner started TA Properties LLC. TA has purchased 3 properties in the Denver metro area the past year and SMA Commercial Real Estate Company is responsible for leasing and management.
